Development of the Property
Basic requirements:
1) Well or Bore well for water
2) Pump house and pump
3) Electricity
4) Landscape plan – house, plantations, garden, road, water and electric lines
5) Tree plantation
6) House permission
Once the 7/12 extract is issued in your name and you have received the duly registered conveyance, the land is yours. If you have purchased it as an investment or are not yet ready to proceed with its development, you can sit back and relax. However, if you wish to see the land blossom you need to keep moving. First, bore or dig a well for water. Installing a pump and building a pump house would be next. An application for electricity would need to be made. It is always advisable to have a master plan down on paper as to the development. You could make it as elaborate or as simple as you wish. It would determine areas for plantation of trees, setting aside space for a garden, construction of a road, etc. One should study the wind direction carefully to ensure that the trees you plant would not block off your breeze. You would need to apply for farmhouse permission with the Collector and for an NOC from the Gram Panchayat prior to building your house.
