For the purpose of this section the immediate area around Mandwa and Rewas all of which fall in the airport zone have not been considered. When considering the prices below please note that 40 gunthas make an acre.

Awas/Sasavne belt: Directly south of the Mandwa Ferry are the lovely seaside villages of Awas and Sasavne. Fertile soil contributes to the lush greenery and its thickly forested in parts. The area boasts of many Supari and coconut orchards. There are a sprinkling of fancy bungalows in this area. It’s a 4 to 6 km drive from the jetty.

Kihim: This is the main base of the Alibag playground. Spectacular homes overlooking the sea, whose owners are among Bombay’s top industrialists & socialites. It boasts of the best beach in the area. It is located off the village of Chondi on the Mandwa Alibag road about 13 km from the jetty. It works out to about a 20 minute drive.

Jirad/Saturje belt: We now turn away from the sea towards the mountains. One can find some lovely plateaus with a mountain view. Lush green in the monsoons and partially forested. Contoured plots allow for some lovely landscaping possibilities. It is a low humidity area in the dry months. It is 8 to 10 km from the jetty. From higher plots one gets a spectacular panoramic view.

Agarsure/ Nandaycha Phata: Seperated from the sea just by a creek, its proximity to the sea coupled with fertile soil serves to attract a fair number of homesteaders to this area. The villages are neat and tucked away a fair distance from most of the plots. This is a very peaceful and quiet area. Most of it is still undeveloped virgin land and is forested in parts. This area is about 10 km from the jetty.

Kankeshwar Pata/Windmill belt: This area is located off the village of Chondi towards the mountains. There are some lovely forested plots in this area some right in the cradle of the mountains. The area is about a 30 minute drive (15km) from the jetty.

Akshi/Nagaon belt: Its located beyond Alibag about 22 km or a 35 minute drive from the jetty. It boasts of a lovely expanse of beach with massive coconut orchards. The whole area is thickly forested with Supari and coconut trees. The villages are on the creek side and thus the beach is clean and free from fishermen.

Kashed: a good 2 hour drive from the jetty. If you can handle the distance, this is the most spectacular beach , easily comparable with the picturesque white sand Goa beaches.
