The idea of purchasing property must sound quite daunting as it addresses issues that you may not have dealt with in the past. That is where we come in:
a) Purchase of a Farm House:
- We will identify suitable properties in the area of your choice within your budget.
- Once you narrow down your choice to 2 or 3 properties, we will either put you face to face with the owner or negotiate on your behalf. We will advise you as to the correct going rate in that area.
- Once the price has been negotiated and the deal is set, we will arrange for the drafting of the Saataykarar (MOU) and help in its execution.
- We will appoint a local lawyer on your behalf to conduct the title search to ensure clear title.
- We will arrange and supervise the survey of the property.
- We arrange for and supervise the fencing of the property, if required.
- We will put an ad in the local papers on your behalf.
- We will arrange for the drafting of the conveyance and its execution.
- We will deliver the registered conveyance to you.
- We will negotiate on your behalf with the Circle Inspector to get the 7/12 issued in your name, which we will deliver to you.
b) Development of the property:
Once you own the land, we provide services for its development as well.
- The first requirement is water. Usually a water diviner’s services are sought in identifying a point for the bore. There are a number of water diviners on call ranging from those using a twig to copper rods to a geologist measuring soundings on an electronic gizmo. In the end it depends on luck and the good God above. We arrange for the drilling of the bore, building a pump house and installing a pump.
- We help you apply for electricity and facilitate the connection.
- We can help you apply for a telephone connection.
- We help you draw up a master plan for the property.
- We supervise and execute the tree plantation.
- We can arrange for the maintenance and supervision of your property and its plantation in your absence on a monthly/yearly contract.
- We can negotiate with the local Panchayat to get you an NOC for house construction.
- We can help you apply for house permission with the Collectors Office and follow up for its issue.
- We can coordinate with architects and contractors to build your farmhouse.
c) Sale of Property:
Should you have some property in the Mandwa-Alibag belt which you wish to sell, we would be happy to add it to our lists of properties and arrange for its sale.
d) d) House & Garden Maintenance: We have on call a team of plumbers, electricians, carpenters and masons which enable us to undertake repair and maintenance jobs in your house. We also undertake contracts for upkeep of your garden.
Professional Charges
Our charges for Section (a) & (c) above are a flat 2% of the purchase/sale price or a minimum charge of Rs.25,000/- whichever is higher. Our charges are payable at the time of conveyance. It would include all of the services listed in Section (a) essential to the transaction, with the exception of “fencing of the property” for which we levy a supervision charge of 10% over actuals. For Section (b) & (d) above, our charges would vary, depending upon the scope of your requirements on a case-to-case basis.
After paying the purchase price, registration fees @ 1% and stamp duty of 6% of conveyance value or assessed value whichever is higher; your expenses would be:
- Local lawyers for title search Rs. 3000.00 per Gutt/Survey
- Cost of survey Rs. 2,000.00 Per acre
- Fencing @ Rs. 40,000.00 Per acre (steel angles, 8 ft. apart and 6-strands of barbed wire) (Not an essential expense for purchase)
- Cost of ad Rs. 1000.00
- Local Lawyer's fees for drafting the conveyance, registering the document with the Registrar: Rs 6,000 for each conveyance
- Misc.: Talati charges for issue of 7/12 : approx Rs. 5,000 to Rs. 50,000 (depending upon the strength of the Agricultural status)
(All the above rates are approximate and could change on a case-to-case basis)
EXAMPLE:
To understand better the costs involved in the purchase of property, consider the following hypothetical example:
It is rare to find a plot of exactly one acre. We have located a plot of land for you of say 52 gunthas (40 gunthas make an acre). You have negotiated a price of Rs.30,000/- per guntha (the rate works out to Rs.12 lakhs an acre or Rs. 15.60 lakhs for this plot of 1.3 acres) the costing would be as under:
This works out to a loading of approx. 11% on the purchase price which is the norm.
Some immediate other costs that are incurred after the conveyance, if you wish to develop the property are:
Fencing: Rs. 40,000 per acre
Boring for Water: About Rs. 20 to 25,000 for around a 200' bore.
And/or an open well: 1.5 Lakhs.
Electricity Connection: about Rs.35,000.
