To buy agricultural land in Maharastra you must be an “agriculturist”. This means that you or one of your family members must own agricultural land anywhere in India.
Land for sale is generally quoted by the “guntha”. 40 gunthas make an acre. You require a minimum of 40 gunthas or 1 acre of land to be able to get the collectors permission to build a farmhouse. Hence when looking for a plot you should aim for a minimum of 40 gunthas.
On I acre of land you will be able to get building permission for a single story 150 sq. M. (about 1600 sq.ft.) farm house. On a plot of 2 acres or more you can build a 2-story 400 sq. M. farmhouse. The cost of construction works out to approx. Rs.1000.00 to 1200.00 per sq. ft. Of course this rate would vary with the type of finishing materials used for doors, windows, floors, kitchen and bathroom. Thus a typical farmhouse of 1600 sq. ft. with nicely tiled bathrooms, kitchen and floors would cost approx. Rs.19 lakhs.
Labour to maintain your property and house is available in the area. A gardener is a must and that would cost about Rs.1500/- per month on either live in or day basis. Some prefer to employ a live in husband and wife team at Rs.2500/-. Labourers can be employed on daily basis @Rs. 70/- for men and Rs.50/- for women.
A certain designated area including and around Mandwa and Rewas falls under the proposed airport zone. Though for all practical purposes the airport project has been shelved, it has still not been denotified. Until that is done it is inadvisable to purchase land in this zone. Mobile phones based out of Mumbai with roaming facility receive a signal of varying strengths in the Alibag- Mandwa belt. Similarly Mumbai based pagers also work in this area. Telephone connections are quite freely available as well, though most of the exchanges are quite outdated and not very reliable.
Electricity connections are also easily available from MSEB. However, electric supply in this area will seem quite erratic to the Bombayite. There is a power cut/load shedding twice a week for 4 hours at a time. There are also occasional power breakdowns, which become more frequent during the monsoons. An alternate power source of a generator or alternator is recommended.
There is a sanctioned plan for a Rewas-Karanja bridge. Once this comes up, the driving distance and time taken will greatly reduce, as it will cut off Panvel and Pen. There is also a proposal for a Wadala-Uran Sea link. This is a major project which may take quite some time to become reality. It would cause the Mandwa-Alibag area to virtually become a suburb of Mumbai.
